Active1 / 94Rare opportunity to own 80 +/- acres in the rolling hills of Osage County offering a newly constructed barndominium, income-producing tillable ground, and outstanding hunting habitat all in one package. The farm features approximately 24 +/- tillable acres, native grasses, timbered creek draws, and a professionally designed 7 +/- acre waterfowl marsh — a true highlight for duck hunters. Two stocked ponds (1+ acre each) add fishing right out the back door. Excellent deer, turkey, waterfowl, and quail habitat throughout, with ideal terrain for food plots, stand sites, and travel corridors. Just 3 miles to Melvern Lake and the Melvern WMA for additional public hunting, fishing, and boating access. The 40'x80' barndominium offers approximately 2,400 sf finished, plus an attached 20'x40' garage/shop. Open floor plan with soaring wood ceilings, polished concrete floors, and a spacious loft. New carpet was just installed upstairs, which includes 2 non-conforming bedrooms. Walk-in showers, radiant floor heat, and central HVAC throughout. Kitchen cabinetry remains unfinished — seller has obtained a quote, has a contractor ready to install, and is open to financial concessions to complete the work. A 40' storage container remains with the property. Water is supplied by a 2,800-gallon cistern fed by a water catchment system, with a purification system, septic, propane heat, and 4 Rivers Electric service. New construction, stocked ponds, waterfowl habitat, tillable income, and strong hunting all in one farm — increasingly hard to find in east-central Kansas.
